1968 Idstrom <br />October 18, 1985 <br />Page 2 <br />Staff would recommend preliminary approval of the proposed <br />subdivision, subject to the following conditions: <br />1. Final driveway access location on Fox Street to be approved by <br />Public Works Director. <br />2. Submittal of driveway access easement documents between Lott <br />and Lot 2 as appropriate. <br />3. Dedication of standard drainage and utilities easements at <br />the property boundaries. <br />4. Dedication of conservation and flo,*--ige easements over the <br />wetlands on the property. <br />5. Payment of Park Fees in the amount of $200 for the 3.4 acre lot <br />and $100 for the 10.1 acre lot. <br />Staff would recommend tabling the Conditional Use Permit application <br />pending the City Engineer's review and the MCWD approval for the <br />wetland crossing. Note that when finally appr.•- -�d, the Conditional <br />Use Permit would include a variance to SectiL 10.55 Subdivision <br />15(a)(1). <br />
