The following <br />changes are recommended for inclusion in the final draft: <br />1. Changing the definition of seasonal use from 120 days. 'per year or <br />less to 180 days per year or less. (The statutes on property <br />taxation would seem to call anything up to 200 days per year as <br />seasonal) <br />2. Changing the maximum size of screen-houses and decks from 120 sq . ft. <br />to a more practical 300 sq. ft. when there is no cabin on the lot. <br />(34.362b4) <br />3. Deleting the requirement for domestic fire sprinkler systems in <br />year-round houses . <br />4. Adding the previously over-looked standard lakeshore regulations <br />on hardcover and tree removal. <br />5. Finally, there needs to be several purely editorial changes in <br />language to clarify the intent of various clauses without changing <br />their meaning. <br />Planning Commission members should, of course, also raise any other <br />questions or suggestions which you feel appropriate. In particular, <br />you may want to discuss: <br />A. The suggested building construction standards in Section 34.369: <br />These are new standards for Orono, but quite typical of other <br />zoning ordinances. They were included to address new legislative <br />changes regarding manufactured housing including mobile homes. <br />Similar standards will be considered for all other districts when <br />the overall zoning code is re.codified. Do these suggested standards <br />fit with Planning Commission e x pectations of acceptable development <br />types on the islands? <br />B. The density standards for overnight camps in Section 34.363dl: is <br />one acre per dwelling unit or sleeping quarters a reasonable standard? <br />Given camping spots for tents, should more than one spot per acre <br />be allowed? If changes are recommended, please suggest a new ratio. <br />Planning Commission's formal recommendation to approve, modify or dis- <br />approve the draft ordinance will be forwarded to the City Council for <br />consideration on November 22, 1982.
