Briefly, applicant requests the "automatic lot <br />area variance" similar to those granted for similar lots on Big Island per the 1983 RS District <br />ordinances. Those variances were granted and resolutions adopted without a fee requirement and <br />without the need for a survey until such time that an actual building or construction is proposed. <br />Applicant has paid the current $220 variance application fee, but was not required to provide a <br />survey. <br />Planning Commission Recommendation <br />Planning Commission recommended approval as outlined in the staff memo, subject to legal <br />combination of the two tax parcels that comprise this record lot. <br />Staff Recommendation <br />Staff recommends approval per the attached resolution. <br />COUNCIL ACTION REQUESTED: <br />Adopt the <!,ttached resolution. <br />Proposed motion: Moved by ___ , seconded by ___ , to adopt Resolution # __ <br />approving a lot area variance for Record Lot No. 37 (180 Big Island) pursuant to Ordinance No. <br />246, Municipal Zoning Code Section 10.31 -File No. 2258. <br />ch
