Box 66 <br />Crystal Bay, MN 55323-0066 <br />Enclosed per your request is a copy of the zoning ordinances for the RS Seasonal Recreation District. <br />Also enclosed is additional information from our files regarding the status of buildability of the <br />property. <br />Record Lot 37 is listed as a Substandard Buildable Record Lot. Owners of all such lots were given <br />the opportunity to apply for a no-cost Automatic Lot Area Variance in 1983. The prior owners of <br />your property did not take that opportunity, hence before the City could issue building permits, you <br />would have to make a lot area variance application. I believe this is more a technicality than a <br />problem, since per the zoning ordinances, the lot is intended to be buildable. <br />You would have to provide a survey of the property and other items as part of the variance <br />application process.
