The proposal <br />includes the removal of an existing shed which would become non- <br />conforming due to a 7' setback from the new property line. <br />A septic testing repo►t has been submitte or the western- <br />most property, which will lose area, and in ,tes that there <br />will still be ample rocm for future septic needs after the <br />division. The division will also give the smaller easterly <br />property additional room for future septic expansion. <br />The westernmost property was part of a recent plat, and <br />drainages and utility easements exist atthe boundaries. No <br />additional drainage and utilities easements will. be taken since <br />this is a metes and bounds lot line rearrangement. However, we <br />have asked for a quit -claim deed of the 40' right-of-way along <br />West Branch Road (County Road 151), and the applicant has pro- <br />vided this document. The Planning Commission at their October <br />meeting recommended approval subject to the quit. -claim deed for <br />right-of-way. Note on the survey that Parcel B and C must be <br />combined, and Parcel D is the right-of-way deeded to the County. <br />Staff recommends approval per the attached resolution. <br />
