(.173acre) <br />List of Exhibits: <br />A Resolution <br />B Staff Report and Exhibits of 6/18/2001 <br />Application Summary: <br />The applicant owns the subject property and is requesting lot width and lot area variances to <br />construct a new residence on the lot. The existing residence that was built in 1900 will be <br />demolished. <br />Most of the lot is in the 500-1000' setback area. A small portion by the street is in the 250-500' <br />setback area. The applicant is also requesting a hardcover variance to allow 314 s.f. ( 4 2%) in the <br />250-500' setback area. The additional hardcover is to allow the driveway to be straight to the street <br />rather than tapered. <br />The tapered driveway would meet hardcover requirements for 250-500' setback area. The hardcover <br />would be 224 s.f. or 29.99% where 224.1 s.f. or 30% is allowed. <br />The lot is approximately .173 acres and the minimum lot area requirement is .5 acres. A lot area <br />variance is required to construct a new residence. <br />The lot is approximately 50' wide where 100' is the minimum lot width required. A lot width <br />variance is required to construct a new residence. <br />This property is serviced by sewer and water. <br />1. Section 10.25, Subd. 6(B): Lot Area: The lot is 7,515 s.f. (.173 acre) where 21,780 s.f. (.5 acre) <br />is the minimum lot area for the LR-lC zoning district for new construction. <br />2. Section 10.25, Subd. 6(B): Lot Width: The lot is 50' wide at the shoreline where 100' is the <br />minimum lot width for the LR-1 C zoning district for new construction. <br />3. Section 10.22, Subd. 2 and Section 10.56, Subd. 16 (L)(2): Hardcover in 250-500': Within250- <br />500' of the shoreline there shall be no greater than 30% hardcover.
