File No.: 13780-Amended No. 4 <br />COMMITMENT FOR TITLE INSURANCE <br />SCHEDULE B <br />PARTI <br />The following are the requirements to be complied with: <br />1. Pay us the agreed amounts for the interest in the land and/or the mortgage to be insured. <br />2. Pay us the premiums, fees and charges for the policy. <br />3. Documents satisfactory to us creating the interest in the land and/or the mortgage to be insured must be signed, <br />delivered and recorded. <br />4. You must tell us in writing the name of anyone not referred to in the Commitment who will get an interest in the <br />land or who will make a loan on the land. We may then make additional requirements or exceptions. <br />5. This Commitment is for the exclusive use of Watermark Title Agency in closing the transaction described herein. <br />Any others closing off this commitment shall be liable to Watermark Title Agency for all loss and damage, <br />including payment of all charges shown on the Invoice of Charges attached hereto. <br />Company's Affidavit(s) by all parties signing any deeds and/or mortgages to this transaction. <br />Arrangement to request a closing date must be made through the Real Estate Closer or the Lender. The <br />arrangements must provide for adequate time between receiving the Lender's written Loan Commitment and the <br />closing date. Failure to provide adequate time may result in the requested closing date not being available. <br />Please pay all outstanding utility, water/sewer and diseased tree removal bills prior to closing. This Commitment <br />does not cover, utility, water/sewer or diseased tree removal bills against the subject property not shown on tax or <br />assessment records. <br />Your attention is directed to the provisions of the Tax Reform Act of 1986 which requires the reporting to the <br />Internal Revenue Service all real estate transactions after January 1, 1987, except refinances. <br />Identification will be required from all parties required to sign documents at closing. <br />WATERMARK TITLE AGENCY REQUIRES ALL LOAN PROCEEDS BE SUBMITTED BY WIRE TRANSFER. <br />NOTE: Pursuant to MINN. STAT.§ 89.49, Watermark Title Agency requires all wires for purchase transactions be <br />received prior to the scheduled closing time. <br />NOTE: If the borrowers are required to bring certified funds to closing, WE REQUIRE the check to be made <br />payable to Watermark Title Agency. <br />6. FOR INFORMATIONAL PURPOSES ONLY (24 Month Chain of Title): The current owners were conveyed <br />ownership to the land by instrument recorded 10/6/89, as Document No. 5581917. This information is provided as <br />a service to the mortgage broker/ lender and will not appear on any policy to be issued. <br />7. The real estate taxes due and payable in the year 2014 are $8246.20, Base Tax Amount $8246.20, and are half <br />paid. <br />The Property Identification Number is: 06 117 23 21 0005. <br />The property is Homestead. <br />The real estate taxes due and payable in the year 2013 and prior years are paid in full. <br />NOTE: Property taxes are due in two installments, on May 15th and on October 15th. <br />Copyright 2006-2009 American Land Title Association.
