File No.: 13780-Amended No. 4 COMMITMENT FOR TITLE INSURANCE SCHEDULE B PARTI The following are the requirements to be complied with: 1. Pay us the agreed amounts for the interest in the land and/or the mortgage to be insured. 2. Pay us the premiums, fees and charges for the policy. 3. Documents satisfactory to us creating the interest in the land and/or the mortgage to be insured must be signed, delivered and recorded. 4. You must tell us in writing the name of anyone not referred to in the Commitment who will get an interest in the land or who will make a loan on the land. We may then make additional requirements or exceptions. 5. This Commitment is for the exclusive use of Watermark Title Agency in closing the transaction described herein. Any others closing off this commitment shall be liable to Watermark Title Agency for all loss and damage, including payment of all charges shown on the Invoice of Charges attached hereto. Company's Affidavit(s) by all parties signing any deeds and/or mortgages to this transaction. Arrangement to request a closing date must be made through the Real Estate Closer or the Lender. The arrangements must provide for adequate time between receiving the Lender's written Loan Commitment and the closing date. Failure to provide adequate time may result in the requested closing date not being available. Please pay all outstanding utility, water/sewer and diseased tree removal bills prior to closing. This Commitment does not cover, utility, water/sewer or diseased tree removal bills against the subject property not shown on tax or assessment records. Your attention is directed to the provisions of the Tax Reform Act of 1986 which requires the reporting to the Internal Revenue Service all real estate transactions after January 1, 1987, except refinances. Identification will be required from all parties required to sign documents at closing. WATERMARK TITLE AGENCY REQUIRES ALL LOAN PROCEEDS BE SUBMITTED BY WIRE TRANSFER. NOTE: Pursuant to MINN. STAT.§ 89.49, Watermark Title Agency requires all wires for purchase transactions be received prior to the scheduled closing time. NOTE: If the borrowers are required to bring certified funds to closing, WE REQUIRE the check to be made payable to Watermark Title Agency. 6. FOR INFORMATIONAL PURPOSES ONLY (24 Month Chain of Title): The current owners were conveyed ownership to the land by instrument recorded 10/6/89, as Document No. 5581917. This information is provided as a service to the mortgage broker/ lender and will not appear on any policy to be issued. 7. The real estate taxes due and payable in the year 2014 are $8246.20, Base Tax Amount $8246.20, and are half paid. The Property Identification Number is: 06 117 23 21 0005. The property is Homestead. The real estate taxes due and payable in the year 2013 and prior years are paid in full. NOTE: Property taxes are due in two installments, on May 15th and on October 15th.
