#912 Gordon Hedlund <br />Vase 2 <br />.Tune 3, 1985 <br />2. Paved Roadway extends i nto the property, covering about <br />400 square feet at the southwest corner of the lot. The <br />County has been asked to address the need for dedic-ition <br />of right-of-way and the preferred method (quit -claim <br />deed or easement). The County requests a triangular <br />shaped parcel be dedicated as shown in Exhibit I, with <br />the corners of the triangle at 35' north and 40' east of <br />the southwest lot corner. This triangle comprises 700 <br />square f.oet in area. <br />3. Lot Area -The lot area including the port4ons of County <br />roadway is 9,532 square feet or 0.22 acre. Lot area <br />excluding the 700 square feet requested by the County is <br />8,832 square feet or 0.20 acres. Based on the 9,532 <br />square feet located within the 75-250' Setback zone, <br />the property is limited to 2,383 sf of hardcover, which <br />should allow for the 1,000 sf house proposed, plus a <br />driveway. Please review the study of neighboring <br />developed lot sizes. The study includes all developed <br />properties within 100' of this lot. [dote that 91 % of <br />the existing developed lots are larger than this lot. <br />The median lot size is 0.46 acres (half greater than <br />0.46 acre, half less than 0.46 acre) for the 78 <br />properties in the study area. <br />4. Lot Width - Under the 112 acre standards, this lot would <br />meet the 100' width requirement on the west lot line. <br />5. History of Use and Ownership of the Property A <br />seasonal cabin existed on the lot until fall of 1968 <br />when the owner, Gary Setterstrom, tried to put a <br />basement under it and destroyed the cabin in the <br />process. Setterstrom subsequently asked for and was <br />granted a variance to rebuild or sell the lot (parcels <br />5200 and 6000 combined) as a building site per Council <br />approva I on Apr i 1 28, 1969. Setterstrom owned the lots <br />until 1977 and 1978 when they were forfeited for <br />nonpayment of taxes. The City approved the release for <br />sale of the easterly lot via Resolutions #937 and t944 <br />in 1978, and Resolution i1046 in 1979. The westerly <br />lot was released in February, 1981, via Resolution <br />01250. The resolutions stipulate that the pars - is are <br />not guaranteed to be buildable and may .-equire <br />variances. Mr. Hedlund, the current owner, pilrehased <br />the property f rom the state in April, 1981, at a cost ; f <br />$2, 400 for the east half and $1 , 600 for the west half <br />ac-corriing to Hennepin County- Tax Records. <br />6. Tax History - Please review the tax history f -ir these <br />parcels. Since Mr. Hedlund purchased the properties, <br />the assessed valuation of the combined property has <br />risen from $4,000 to the current $5,000 valuation. <br />1995 taxes total $191.04. <br />
