(reserved for recording information) <br />DEVELOPMENT CONTRACT <br />(Developer Installed httprovetnents) <br />HONEYHILL ONLAKE CLASSEN <br />Project No. LA24-000042 <br />This DEVELOPMENT CONTRACT ("Contract") dated 00t �g 2024, is by <br />and between the CITY OF ORONO, a Minnesota municipal corporation ("City"), and ASPECT <br />DESIGN BUILD, L.L.C., a Minnesota limited liability company ("Developer") <br />1. Request for Plat Approval. Developer has asked the City to approve the plat for Honey <br />Hill on Lake Classen (the "Plat"). The land to subdivided by the Plat (the "Land") contains 17.25 acres <br />and will be developed into six (6) buildable lots and one (1) private road outlot. The Land is situated in <br />the City of Orono, County of Hennepin, State of Minnesota, and includes the following parcels, which are <br />legally described as set forth on Exhibit A (collectively, the "Subject Property"): <br />A. 3465 6th Avenue North (PID 29-118-23-43-0011); <br />B. 3515 6th Avenue North (PID 29-118-23-43-0002); <br />C. Lot 2, Block 1, Craddock Ledstrom Estates (PID 29-118-23-44-0004); <br />D. Outlot C, Craddock Ledstrom Estates (PID 29-118-23-44-0006); and <br />E.
