(reserved for recording information) <br />DECLARATION AND EASEMENT FOR <br />STORMWATER MANAGEMENT <br />THIS DECLARATION AND EASEMENT FOR STORMWATER MANAGEMENT <br />("Declaration") is made this I-J?� day of O " W , 2024, by ASPECT DESIGN BUILD, <br />L.L.C., a Minnesota limited liability company ("Declarant"), in favor of the CITY OF ORONO <br />("City"), a Minnesota municipal corporation. <br />RECITALS <br />A. Declarant is the fee owner of certain real property located at in the City of Orono, County of <br />Hennepin, State of Minnesota, which are legally described as: <br />Lots 1 through 6, Block 1, Honey Hill on Lake Classen, Hennepin County, Minnesota, <br />according to the recorded plat thereof, and <br />Outlot A, Honey Hill on Lake Classen, Hennepin County, Minnesota, according to the <br />recorded plat thereof, <br />(collectively, the "Property"), and no one other than Declarant has any right, title, or interest <br />in the Property; and <br />B. Declarant is proceeding to build on and develop the Property, and has requested approval of <br />the Final Plat for the proposed development; and <br />C. The Final Plat as approved by the City on d Q , 2024, provides for detention and/or <br />retention of stormwater within the confines of the Property as is set forth in the Master Grading <br />Plan that was submitted with the Final Plat application (the "Plan"); and <br />D.
