Box 66 <br />Crystal Bay, MN 55323-0066 <br />As we discussed yesterday, Carrie Bazella at the City Attorney's office has advised me that the notary <br />stamp used by Dorothy M. Peoples with an expiration date of 7-10-97 is no longer valid. Our City <br />Clerk has provided me with a document that explains this (attached). <br />Because of this, the Drainage & Utility Easement which you signed in December 1995 could not be <br />filed with Hennepin County. That easement document used a legal description based on your <br />ownership of all of Outlot Cat that time. <br />I am assuming that part of Outlot C has now been transferred to Mr. Geffre and the remainder has <br />been sold on a contract for deed to another party. This likely means that in order for the easement <br />to be accepted by the County for filing, it has to be split between the two ownerships, and two <br />separate easements filed. The attached easement documents and legal descriptions accomplish this, <br />I believe. <br />Assuming your contract for deed has been recorded, the new owner of the remainder of Outlot C <br />must also sign your easement documents. To this end I have included additional signature lines and <br />a second Notary acknowledgement on that form. <br />I'm sending Mr. & Mrs. Geffre a copy of this letter and a separate easement document with legal <br />description for their signatures.
