To: Orono Council Members
COUNCIL #EEMG
From: Michael P. Gaffron, Assistant Zoning Administratbr P 4 1985
Date: September 18, 1985 Cory OF ORON0
Subject: #960 Lakeview Golf Course, 409 North Arm Drive - Va-,.dnce
Zoning District - LR-lB
Application - Variance to construct a storage building in excess of 1000
s.f. located 47' from a lot line
Note: Applicant is operating this golf course under the conditions of
Conditional Use Permit No. 6 granted by Council on September 9, 1968. Per
Section 10.20, Subdivision 3 (C), golf courses are permitted as a
conditional use in "R" districts, and accessory structures are allowed but
must be located 50' from any lot line.
List of Exhibits
Exhibit A - Application
Exhibit B - Plat Map
Exhibit C - Property Owners List
Exhibit D - Survey/Sketch of Proposed Building Location
The applicant is requesting permission to construct an 1120 s.f
floor, 2-story equipment storage building. This building is proposed t
located just north of the applicant's home, i.e. on a portion of the G(—
Course property directly north of 710 North Shore Drive west (County Road
19). Although, both the homestead property and the Golf Course property
are under control and ownership of the applicant, the homestead property
could be sold off separately, hence the 50' setback should be measured from
the edge of the homestead property. The applicant has stated he can move
the building 3' to meet the setback.
As in other similar applications for large accessory structures in
residential zones, Planning Commission at their September 16th meeting
recommended approval subject to the following conditions:
1. No plumbing may be installed in the building.
2. Structure may never be used as a dwelling unit.
3. Structure may not be used for housing of animals.
4. Structure is to be used only for golf course equipment and
material storage. Any other activity not related to the operation of
the golf course is not permitted.
A resolution reflecting the Planning Commission and staff
recommendations is attached.
