The great room will extend into <br />the average lakeshore setback area, while still maintaining a lake <br />setback of nearly 1801. The house encroachment into the average <br />setback is 9'. The deck will extend into the average deck setback a <br />distance of 191. Applicant has stated his neighbors have been shown <br />copies of the plans and have no objections to the proposal. Neither <br />neighbor appeared at the public hearing. <br />Proposed hardcover in the 75-250' zone has been calculated by <br />staff as 24.4%, including the I -,3sed deck. In the 250-500' zone, <br />staff has calculated approximat • 550 square feet of existing and <br />proposed structural hardcover in(-_ jing sidewalks, old garage, and new <br />garage addition where a total of 1650 square feet hardcover would be <br />allowed, hence 1100 square feet of driveway can be added and still be <br />within the limitations. This would allow for an 18'x50' driveway plus <br />121x15' backup apron. Based on these observations, the applicant can <br />meet City hardcover requirements without %ariances. <br />Applicant plans to re -side the existing garage near the road to <br />match the house additions. <br />Staff would recommend approval of the average setback variances <br />per the attached resolution. <br />
