Box 66 <br />Crystal Bay, MN 55323 <br />RE: Gregory Residence <br />1410 Shoreline Drive; Wayzata, MN <br />City File: 927 <br />Dear Ms. Mabusth: <br />On behalf of the applicant, Mr. 6 Mrs. William Gregory, we ate submitting <br />the following request for consideration by the City Planning Commission and <br />Council. For reasons that will be fully explained later in this letter, <br />three (3) variances are proposed to accommodate construction of a 21' x 32' <br />pool adjacent to a future greenhouse and the existing house. These <br />variance requests are: <br />1. Lakeshore Setback <br />The proposed pool is setback 53 to 59 feet from the lakeshore. This <br />average 56 foot setback represents a variance of 19 feet from the <br />required 75 foot setback. <br />2. Lakeshore Rardcover <br />A total of 100 square feet (85 square feet pool coping; 15 square <br />feet hard surface deck) of hardcover is proposed within the 0-75 <br />foot setback. This represents a 0.155% increase (see attached <br />calculations) over the allowed coverage of 0.0%. <br />3. Accessory Structure Setback <br />The pool, an accessory structure, is proposed to setback 5'-4" from <br />the future greenhouse and principal structure. This is a 4'-8" <br />variance from the required 10 foot setback. This variance is <br />required only for a 16 foot wide area where the pool is adjacent to <br />the greenhouse. <br />The site topography has offered severe limitations to the overall site <br />planning process. The steep slopes, soils, ground form and vegetation in <br />addition to zoning code setbaeks, have contributed to restrictions on <br />locating the buildings, entry eourt, driveway, pool and septic system. The <br />present building locations on the top of the slopes was found to provide the <br />best site utilization by minimizing potential negative site impact.
