The lakeshore yard <br />is limited uy the following: <br />1. Steep topography along lakeshore and north west <br />2. Septic drainfield located to west of house <br />3. Narrowing of lot along west shoreline <br />4. Location of existing caretakers house <br />In the early planning stages for the development of this property, the <br />City was asked to grant a side setback variance from the caretaker's house <br />of 10 feet rather than the minimum setback of 20 feet to provide just the <br />right location for the principal structure. <br />Early site plans revealed a septic test area northeast of the princi- <br />pal structure and the pool located in the current septic envelope. The <br />original septic site would require pumping and a decision was made to <br />relocate septic area to the west of the residential structure. If the pool <br />was relocated west of the present septic envelope in the only available <br />flat area, the pool would be placed closer to the lakeshore than the <br />current proposed location. <br />The applicant has asked if consideration can be given for the abundant <br />land area to the north and east of the house that will not be developed. <br />In review of the hardcover calculations (Exhibit H), it would appear that <br />hardcover is not a problem out of the 75 foot setback zone. The question <br />is what kinds of trade-offs are acceptable in the case of excesses of <br />hardcover within the 75' setback area for new construction. <br />Review of hardships stated in Kopisctike's report (Exhibit I): <br />A) Area further west of primary septic site <br />1. Potential conflict with the septic system drainfield <br />2. Exposed location to Tanager Lake which limits privacy and <br />impacts neighbors across the lake. <br />3. Area would require tree removal & grading to create a flat <br />aria and would encroach into the lakeshore setback to within <br />a Lout 40 feet of the waters edge. <br />4. Too far f rom house. <br />B) Area northwest of the existing house - site suggested by staff for <br />your June 17th review. <br />1. Steep side slopes (aproximateiy 15-20 foot drop) creates a <br />very difficult construction situation which could start to <br />encroach into the existing tree cover. <br />2. hnrth facing slope and orientation is not desirable for pool. <br />use. <br />
