Thomas Sarenpa <br />1670 Shadywood Road <br />September 8, 1982 <br />Page 2 <br />Review of Application <br />Sarenpa's original proposal involved a request to attach a 20' X 24, <br />two-story garage to the east of the existing garage that encroaches <br />7' into County Road #19's right of way. Sarenpa was advised by the <br />Planning Commission at their first review meeting that they could never <br />recommend approval of his request as it involved major structural <br />modification of a non -conforming structure. At the preliminary <br />application meeting with Sarenpa, the applicant was advised by staff <br />of more acceptable alternatives available to him. After that first <br />Planning Commission meeting, Sarenpa agreed to modify his original proposal. <br />Current Application <br />Tile current proposal is for a detached single -story garage 20' X 24' <br />located 30' off right of way of County Road #19. The same 3.5' from the <br />north, side property line has been designated for the new garage. This <br />setback will also allow use of the existing concrete slab to be used <br />as turnaround area. Staff will require fire wall construction and no <br />window openings for the north side of the garage. <br />The existing garage remains a non -conforming structure subject to all <br />pertinent ordinances. <br />Planning Commission Recommendations <br />To approve the side setback of 3.5' and hardcover variance application of <br />Thomas Sarenpa to permit construction of a 20' X 24' detached, single - <br />story garage. <br />1. Removal of 16.3' X 8.3' storage shed one year after issuance date <br />of building permit <br />2. Removal of concrete walkway between existing garage and proposed <br />garage. Garage to be single story, two -stall garage <br />3. Add 14' X 24' to existing concrete slab to afford required turnaround <br />4. The existing garage that encroaches County Road #19 right of way is <br />a legal non -conforming structure and subject to all pertinent ordinances <br />5. Applicant is placed on rotice that the City will not approve any <br />future improvements to the subject property involving addition to <br />existing total hardcover of 3816 sf, this final total includes <br />removal of shed and makes adjustment for concrete walkway replaced <br />by new garage and concrete walkway between new and old garages. <br />
