Gaffron, Assistant Zoning Administrator 'J <br />Date: Auy4Jt 8, 1985 <br />Subject: Thomas Sarenpa; 1670 Shadywood Raod - <br />Follow-up to File #694 - Request to Amend Original <br />Variance Approval <br />List of Exhibits <br />Exhibit A - Letter of Request <br />Exhibit B - Survey <br />Exhibit C - Summary cf 1982 Action <br />Mr. Sarenpa, in 1982, was granted a side setback variance and <br />hardcover variance to allow construction of a new detach-- garage <br />201x24' and driveway apron 141x241. The conditions of appoo : a i were <br />that he remove a 16.3'x8.3' storage shed &.►d remove the concrete slabs <br />between the new and old garages. The total of the addition was 816 <br />s.f. and the total to be removed was 300 s.f. for a net increase of <br />516 s.f. of hardcover. Now, Mr. £arenpa requests that he be allowed <br />to leave the shed and sla')s because he never constructed the 14'x24' <br />apron (336 s.f.). <br />However, he has added: <br />a) 40 lineal feet of 316" wide sidewalk = 140 s.f. <br />b) A triangular rock bed underlain with plastic nekt to the new <br />garage, about 60 s.f. <br />c) Rock and plastic in non -slabbed area between the garages; <br />approximately 140 s.f. <br />d) Additional rock with plastic exists around tt.e north side of <br />the house and around the shed area. This appears to be ulder and <br />may have existed when the variance was granted but was not taken <br />into account at that time. Comprises approximately 3G0 s.f. of <br />hardcover. <br />e) A canvas covered pipe storage rack 4'x24'; this is <br />que3tienable whether it is hardcover, but would seem to impede <br />direct rainfall infiltration and comprises 96 s.f. <br />Hence, the total hardcover added or unaccounted for previously <br />appears to be: <br />140+60+140+300+96 = 736 s.f. <br />In effect, the applicant has added nearly twice the equivalent <br />hardcover area of the 141x24' driveway apron he left off. Because of <br />the new circumstances, staff recommends that the applicant be advised <br />to submit a new variance application and go through the process so <br />that Council will have benefit of the Planning Commission review. <br />
