All but a tiny portion of hardcover will be within <br />the 75-250' setback zone. Staff and Planning Commission recommend <br />approval subject to the removal of certain existing hardcover for a <br />net increase in overall lot hardcover from 3420 s.f. to 3663 s.f. (0- <br />75' reduces from 24.3% to 13.9%; 75-250' increased from 16.9% to <br />29.0%). <br />The applicants are requesting a hardcover variance in order to <br />construct an addition to their home, including a 101x24' room <br />addition and a 121x13' deck with hot tub. The new constuction will <br />take place on the street side of the home in the 75-250' setback zone. <br />This is another unique situation with lakeshore setbacks on two sides, <br />and a drainage break within the 0-75' setback zone. <br />From the traditional technical method of calculating hardcover, <br />the following numbers apply: <br />5 YEAR <br />EXISTING PROPOSED (NOW) PROPOSAI, <br />0-75' 1921 s.f. (29.8%) <br />Note that under the Purdy's proposal for future additions (5 year <br />proposal) the 75-250' hardcover will exceed the 25% limit in the 75- <br />250' zone. The existing hardcover in the 0-75' zone causes the total <br />existing hardcover on the property to exceed the 2,212.5 s.f. maximum <br />hardcover allowable for the entire property. <br />
