The proposed set- <br />backs, according to the applicant, are about 25' or the same as the <br />existing greenhouses. Do you feel that the side setbacks should be <br />501, as they are for a principal structure in the RR -IA district, or <br />should they be 10', treating the greenhouse as an accessory structure? <br />Also, note that the new greenhouse must be set back a minimum of 20' <br />from the other greenhouses (fire code) or at least 10' if a 1-hour <br />fire wall is provided. The applicant sees no problem in locating the <br />greenhouse to meet these setbacks. <br />Do you have any thoughts on screening of this property? Do you <br />feel scz !ening is necessary? Note that Subdivision 10.20 (E) states <br />that cc,,tmercial greenrouses may be allowed as a conditional use <br />"provided ; hat) all outside storage is fenced in such a manner so as <br />to screen the stored material from view when observed from the public <br />street or adjoining lot". <br />Exhibit H shows the general location of th, s -tic systems <br />serving the property as far as we know. There appe _o be a tank <br />and drainfield ser-ing the greenhouses, which system aepears locatp-I <br />within the confines of the building. The drainfield location is <br />unknown, and we don't have a good idea as to the level of use of this <br />system, but applicant notes it does not get heavy usage. At any rate, <br />there would appear to be suitable areas of Lester loam soils further <br />south on the ^-op(;ty if this system needs replacement at some future <br />date. <br />Plannin fission unanimously recommended approval of this <br />application,f g: <br />1. That L proposed location of the conditional use is in <br />accord with the objectives of the Zoning Chapter and the purposes <br />of the district in which the site is located and Comprehensive <br />Municipal Plan; <br />2. That the proposed location of the conditional use and the <br />proposed condition under which it would r- operated or maintained <br />would not be detrimental to the public hei_ith, safety or welfare, <br />or materially injurious to properties or improvements in the <br />vicinity; and, <br />3. That the prop ,ed conditional use will comply with each of <br />the applicable provisions of the Zoning Chapter. <br />Planning Commission felt that the same setbacks as the existing <br />greenhouses are appropriate, as long as building and fire code <br />standards are met. A resolution reflecting the Planning Commission <br />recommendation is attached. <br />
