Because the existing house and garage will be totally <br />removed, a lot area variance is required. The applicant originally <br />proposed a 4 bedroom house. He subsequently revised his proposal to a <br />3 bedroom house of lesser square footage and different configuration <br />in order to meet the septic requirements. <br />The smaller house and revised layout enable the property to <br />adequately meet the septic system requirements for both primary an] <br />alternate drainfield sites. I have no pro-lems with the proposal as <br />submitted. <br />The appl 7ant has not been able to acquire additional land. He <br />requests your approval based on the existing parcel of land. Please <br />review the minutes of the May 20, 1.985 Planning Commission regarding <br />the comments by the neighboring property owners. <br />At their June 17th meeting, Planning Commission recommended ap- <br />proval of the lot area variance based on the revised plans, finding <br />that no other land is available and all septic performance standards <br />and other performance standards of the RR-lB zoning district have been <br />satisfied. <br />A resolution reflecting the Planning Commission's recommendation <br />is attached. <br />
