The subdivision is currently in the <br />process of review in ti,a City of Medina. The current plat will not <br />involve residential construction within. the 125 feet deep corrid)r <br />within Medina. The obvious building sites fall within the Orono <br />portions. The septic tes' ites for Lot 2 are within Medina. Thy <br />existing hous.-,--%' septic sys ion Lot 3 is located somewhere within the <br />Medina portio... All other septic to-st sites are within Orono. The <br />lots all satisfy the standards of the RR-lB zoning district. The <br />existing structures on Lot 3 all meet the required setback from the <br />newly created lot lines. <br />Access <br />Access to Lots 1 and 2 will be ,,i - OL' lot 1 the form of a private <br />driveway. A private road mus cons.1ructed at the time Phillips <br />develops the remainder of the in Medina. The City wi 11 require <br />the developer to file a conditional use permit to cover engineering <br />review for construction of road. At present the Citywill ask for only <br />underlying access and utility easements over Outlot A. Access to Lcts <br />3 and 4 will be shared via the existing driveway. At the time Phillips <br />sells off Lot 3, as the owner of Lot 4, he must grant an access easement <br />in favor of Lot 3. <br />
