The property is located in the B-5 Limited Neighborhood Business District <br /> which lists "clinics" as a permitted use in the zoning district. <br /> 3. Per Section 10.61, Subd. 10, required off-street parking is approved as <br /> follows: <br /> Retail = 1 stall per each 200 s.f. of net floor area <br /> up to 1,600 s.f. net floor area = 200 s.f. = 8 spaces <br /> 4. Parking lot design with concrete curb and gutter will promote positive runoff <br /> control. The Planning Coinmission concurred with the City Engineer's <br /> recommendation that the runoff should be directed to the northwest toward the <br /> planned Hennepin County stormwater pond rather than eastward toward the <br /> future City park site, where the existing driveway could be negatively impacted. <br /> • 5. Hennepin County has issued permits to allow the new access to the property in <br /> addition to the east driveway access. The parking lot entrance has been installed <br /> at a 24' width. The County did allow the secondary access to remain open since <br /> it was not an access that would be used for commercial purposes. <br /> 6. The preexisting use of the property was residential use in the B-5 business <br /> district. The proposed commercial use is in conformance with the <br /> Comprehensive Land Use Plan and Zoning Code. <br /> 7. The signage on the property is limited to 151 s.f. based on the total lineal <br /> frontage on Shoreline Drive. The building plans submitted indicate the <br /> proposed signage meets the requirements of Section 10.61. The total proposed <br /> . sign meets the standards of Section 10.61. The sign would be located 10' <br /> from the property line and is 17.5 s.f. <br /> 8. The building has undergone some extensive interior remodeling by Brewer as <br /> part of the conversion of the structure from a residential use to a clinic/office <br /> use. The remodeling has included making the building handicap accessible per <br /> ADA requirements. <br /> � Page 2 of 6 <br />
