TO: Planning Commission Plembers <br />FROM: Dexter Marston, Zoning Administrator <br />DATE: June 7, 1973 <br />SUBJECT: S,jbdir ilon <br />PETITIONER: Harold Anderson <br />LOCATION: County Road 184, across from Ski `Tonka <br />CURRENT ZONING: R-lg.(o,.e acre) <br />CURRENT LAND USE: Residential <br />PROPOSED LAND USE: To create two building lots from 10 acres. <br />STAFF REPORT: Mr. Anderson would like to create two lots from Parcel 1412 <br />which would be approximately tour acres and six acres. <br />The width of these two lots would be about 140' 8 1901. <br />Since Parcel 1412 was created before 1971, Section 39oo2i <br />of the Village ordinance is applicable. Section 39.021 <br />allows the petitioner to avoid the formal slatting <br />procedures. <br />The proposed property line is more than the required 10' <br />from the homes, although the barn is only slightly more <br />than 30' from the line. This problem is greatly over- <br />shadowed by the fact that the two residences iA <br />be on separate lots. <br />Staff recommends approval of the subdivision in accordance <br />with Section 39.021 of the ordinance and that the new <br />property line maintain at least a 10' setback from the <br />two residences. <br />
