Box 66 <br />Crystal Bay, MN. 55323 <br />Dear Ms. Mabusth: <br />K-P Properties, Inc. <br />12435 42nd Ave. North <br />Plymouth, MN. 55441 <br />Phone 476-5317 <br />On August 26, 1994 K~P Properties, Inc. applied for a preliminary <br />plat for subdivision of 4645 and 4665 Bayside Road in Orono. We <br />have been working to obtain roadway to serve this property and to <br />obtain septic sites which will meet Orono's requirments for this <br />property. It appears that a 6 lot division which creates 5 new <br />building sites on the Olson property, 4645 Bayside, will not allow <br />adequate septic sites. <br />A revision of the subdivision to provide 4 new building sites appears <br />feasible. The owners of 4645 Bayside Road have purchased another <br />home and have a buyer who wants to purchase their existing home. <br />In order to accomodate that sale we are requesting that our <br />preliminary plat application be downgraded to a simple lot division <br />of Lot 1, Block 1, Bayview Farms. This will provide one lot for the <br />house which will allow the house to be sold. <br />We will retain an easement for access to the remaining property <br />which will be dedicated to Orono if the future platting of the <br />remaining property requires a road lying east of 4665 Bayside Road. <br />We are negotiating for a road which would be west of 4665 Bayside <br />but this may take several months. <br />Enclosed is a lot survey showing a simple" .lel=cdivision of Lot 1, Block <br />1, Bayside Farms into 2 lots. The location of the possible roadway <br />would be the the area shown as easement.
