Notice of Planning Commission Action <br />July 28, 1994 <br />Page 2 <br />5. Accessory Structure at 2400 S. F. The current code requires 6 acres in area to support <br />the size of the accessory structure. If the structure is located within an undeveloped lot, <br />the City in the past has allowed the developer one year for the issuance of a building <br />permit for a new principal structure. The accessory structure at 2400 s.f. would have <br />to meet a 30' setback from the rear and side lot lines. The structure technically could <br />not be located within the street yard or in front of the front line of the principal structure. <br />If the structure is to remain with existing Lot 1, Block 1, Bayview Farms, the setback <br />and area variances will have to be addressed. If the structure is to be removed, a <br />demolition permit is required. <br />5. Payment of Fees. <br />Class III Preliminary Subdivision = $325.00 + $25.00 for each lot (existing residence <br />lots may be excluded). <br />Any variance requested by applicant requires a payment of $200.00. For each additional <br />variance, an additional $50.00 payment is required. <br />Private road fee = $600.00 + $.50 per lineal foot of road. The fee should not include <br />future extension corridors. <br />On-Site System/Site Evaluation Review = $50.00 for each new lot proposed within <br />subdivision. <br />The Planning Commission members unanimously supported the six lot subdivision.
