MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, September 16, 2016 <br />6:30 o'clock p.m. <br />Pass asked if those trees would be removed. <br />Curtis stated there will be some trees removed to the extent the lot will be developed. <br />Pass stated when she walked through that area, it appeared there were an awful lot of trees removed. <br />Curtis indicated the green area depicts the conservation easement and that the trees in that area would <br />remain. The hashed area depicts the area of the buckthorn removal. Curtis noted the applicants have an <br />approved landscape plan and there were additional trees put there at the request of the property owner to <br />the south. <br />Lemke pointed out the four septic sites are optional and that there will only be two actual septic sites. <br />Curtis stated there will be one septic site developed per lot and that the other one is an alternate site. <br />Curtis stated those sites are merely suggested sites and that the developer had to show to the City that <br />septic systems could be provided for each home. Curtis noted the septic sites could be put in a different <br />location depending on the homeowner's preference. <br />Pass asked whether the neighbors would be notified of any changes going forward. <br />Curtis stated the application tonight is requesting a reduction in the boulevard trees. The plan relating to <br />the subdivision has been completed and approved. <br />Pass asked if the septic systems are changed, whether they would need to talk with the City <br />Curtis stated if they meet the septic code standards and the city zoning requirements, they would not need <br />to come back before the City. What the developer is showing with the preliminary plat is that they can <br />develop lots that meet the City's requirements. The homes depicted on the plat are intended to show that <br />a home of a reasonable size can meet the City's septic requirements, size requirements, and setback <br />requirements. <br />Page 30 of 51 <br />
