I <br />5. A permanent residence had existed on P.I.D. 11-117-23 32 0005 <br />up to 1979. <br />6. There is no additional undeveloped, contiguous land <br />available. <br />Approval is subject to the following conditions: <br />1. P.I.D. 11-117-23 32 0004 and northern portion of rearranged <br />P.I.D. 11-117-23 32 0005 to be combined with Crosby homestead <br />lot. <br />2. P.I.D. 11-117-23 32 0006 and southern portion of rearranged <br />P.I.D. 11-117-23 32 0005 to be legally combined for tax purposes. <br />3. All future construction on undeveloped lot that involves the <br />alteration of flood plain fringe areas must be reviewed and <br />approved by the DNR before a buildin.- --rmit can be issued by the <br />City of Orono. <br />4. 1 ested septic site area on undeveloped lot must be staked and <br />protected prior to construction. <br />Staff has drafted an approving resolution per the directive by <br />the Planning Commission and has included approval of a permanence_ lot <br />area variance since the undeveloped Pillsbury parcels did constitute a <br />legal building site prior to this division. Council should consider <br />each lot line rearrangement involving undeveloped lots before ;;ranting <br />permanent variances. <br />3 <br />
