Johnson, 3393 Crystal Bay Road - Variance <br />Application - Variance <br />a) Section 10.60, Subdivision 13, storage of boat over 20 feet <br />in length within 15' to 20' of street. and less then 10' from side <br />property line in a location that provides no screening from <br />neighboring properties and within lake view of west property <br />owner. <br />b) Section 10.55, Subdivision 8, no filling or excavation within <br />75' of lakeshore or installation of permanent structures - The <br />applicant has placed gravel over approximately 440 square feet of <br />an area located within 75 feet of the lakeshore and has placed a <br />section of a retaining wall within 65' to 67' of the lakeshore. <br />The specific section of retaining wall is 3 feet high at its <br />highest point and stepped down as it approaches the lake. The east side of the <br />paved drive is the only formal yard or grassed area in the front yard. <br />The west side of the yard has never been formally landscaped. The <br />applicant has advised that half of the gravel area that lays between <br />the paved drive and west property line is the bed of an old gravel <br />drive that served the house to the west. The remaining portion (area <br />adjacent to retaining wall) was never able to sustain adequate ground <br />cover because of the erosion from the steep back to the north. The <br />applicant has listed the following hardships in his application for a <br />variance: <br />1. Narrow lot and location of adjacent homes and improvements. <br />
