The total existing width of <br />the property is 3651, hence meeting the 200' width requirement <br />appears impossible. No additional land is available for pur- <br />chase, hence a lot width variance is requested. While lot lines <br />could be gerrymandered to create 200' widths at the building <br />sites, there really seems to be no point in creating odd shaped <br />lots in this instance. Each lot would have a lot width at the <br />building site of 182.5. The City has approved similar <br />subdivisions in th, past. <br />A 2.9 acre wetland exists on the rear of the property over <br />which a f lowage and conservation easement was granted during a <br />previous subdivision of the property in 1977. The easement was <br />filed with the County as Document No. 4342719 on December 19, <br />1977 (Exhibit E). (This information was submitted at the Plan- <br />ning Commission meeting by the applicants.) <br />The applicants have stated their intent to provide a single <br />shared driveway access onto Fox Street, which is a City sheet at <br />this location. The Public Works Coordinator has reviewed the <br />site and notes that a shared driveway should be located not less <br />than 50' east of the division line to maintain adequate site <br />distance. :f each lot was to have a separate driveway, the <br />westerly lot should have access at the southwest corner which is <br />the crest of the road at that point. <br />
