CITY OF ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />addition of the proposed accessory pavilion building. The conditional uses are <br />compatible with the surrounding area; and <br />B7. Consistent with the character of the surrounding area, unless a change of character is <br />called for in the community management plan; the character of the area is influenced <br />by golf courses and country clubs. The proposed building, as an amenity to a country <br />club, supports this existing use; and <br />B8. Compatible with the character of buildings and site improvements in the surrounding <br />area, unless a change of character is called for in the community management plan; <br />there are few, if any, buildings or site improvements in the area outside of the golf <br />course itself. The proposed building is designed to be compatible with and extend <br />services from the existing principal clubhouse building within the country club; and <br />B9. Not expected to substantially impair the use and enjoyment of the property in the area <br />or have a materially adverse impact on the property values in the area when compared <br />to the impairment or impact of generally permitted uses; the proposed building will not <br />impair the use and enjoyment of property in the area as it is in a centralized location on <br />the property and is to serve as an additional amenity for the existing golf course use; <br />and <br />B10. Provided with screening and buffering adequate to mitigate undesirable views and <br />activities likely to disturb surrounding uses; the proposed building is over 300 feet from <br />Old Long Lake Road and over 700 feet from the nearest residence, and is in a location <br />that is adequately screened by the existing inventory of trees on the site; and <br />B11. Not create a nuisance that generates smoke, noise, glare, vibration, odors, fumes, <br />dust, electrical interfierence, general unsightliness, or other means; the proposal is not <br />anticipated to create a nuisance as the location is internal to the site and is only to be <br />used during country club business hours; and <br />B12. Not cause excessive non-residential traffic on residential streets, parking needs that <br />cause a demonstrable inconvenience to adjoining properties, traffic congestion, or <br />unsafe access; the proposed building is to be used as an additional amenity for the <br />existing members of the country club. An increase in traffic to and from the site <br />resulting from accessory building is not anticipated; and <br />613. Designed to take into account the natural, scenic, and historic features of the area and <br />to minimize environmental impact; the /ocation of the proposed building is for <br />accessibility and convenience of members of the golf course.
