All three lots meet the required 1/2 acre minimum <br />lot area and 100 feet minimum lot width per LR-1C zoning <br />district. No setback encroachments would be created for existing <br />houses and accessory structures as a result of this division. <br />The plat reflects the partial vacation of Maple Avenue. The area <br />designated on plat as "to be dedicated as road" within Ivy Lane <br />right of way has already been granted to City via quit claim deed <br />per condition of Maple Avenue vacation of two months ago. Plat <br />should be corrected. The municipal sewer- and water lines have <br />been located and designated as 20 feet wide utility easements at <br />engineer's request. The utility easements do not restrict the <br />proposed building envelopes. <br />A drainageway that intersects Lot 2 and 3 has been provided for <br />by increasing the utility and drainage easement width to 10 feet <br />on either side of the shared lot line. <br />Staff recommends approval of the plat of a lot line rearrangement <br />known as Casco Cove finding all lc:s meet the standards of the <br />LR-IC zoning district and that all existing structures meet the <br />required setbacks for the district. Approval is subject to the <br />condition that the plat be amended to reflect the City's <br />ownership of that portion of Ivy Lane referred to on the <br />preliminary plat as "to be dedicated as road". <br />
