Gaffron, Assistant Zoning Administrator <br />Date: February 4, 1985 <br />Subject: #887 Frederick Winston, 765 Spring Hill Road - <br />Variance - Resolution <br />Zoning District - LR-lA - 2 Acre Single Family Lakeshore <br />Residential <br />Application - Request to construct a 1,920 s.f. machine storage <br />building (maximum allowed accessory structure is <br />1,000 s.f.) <br />List of Exhibits <br />Exhibit A - Application <br />Exhibit B - Property Owners List <br />Exhibit C - Plat Map <br />Exhibit D - Site Plan <br />Exhibit E - Building Plans <br />The applicant is represented by the builders, Ebert <br />Construction and Supply of Loretto. Applicant is requesting to <br />construct a 301x64' machine storage building on his property of <br />approximately 11 dry acres. <br />The proposed building will be located 108' from the east lot <br />line and 102' from the south lot line. From the plans submitted, <br />it appears this is to be constructed as a storage building and <br />not a horse barn, hence it is not subject to the 150' setback. <br />It does meet the 10' accessory structure setbacks. Applicant <br />states that the design of the building would not readily lend <br />itself to a horse barn conversion. <br />The Building Official notes that an accessory structure of <br />this size must meet certain building code standards which will <br />apply. Also note that the 1000 square foot accessory structure <br />size limit exists because larger structures tend to attract other <br />miscellaneous uses in residential zones. <br />Planning Commission at their January 21, 1985 meeting <br />recommended approval, finding that the proposed use and location <br />is compatible with the relatively large acreage, subject to the <br />following conditions: <br />1. The use of this structure is limited to private <br />residential storage. <br />2. The structure may never be used as a second dwelling <br />unit. <br />3. No plumbing may be installed in the building. <br />4. The building may not be used as a stable or horse barn. <br />Staff recommends approval per the attached resolution. <br />
