lowner <br />TAX FOR'EITEU LAND SALES <br />HENNE?INCOUNTY CEPARTiMiENT OF PROPERTY TAXATIO' <br />LES - All tax forfeited land offered at a public auction sale is sold to the <br />idder. Occasionally a public auction will be for the purpose of selling land <br />nt property owners. At that particular auction, only the adjacent property <br />allowed to bid. <br />SALES OVER THE COUNTER - Parcels not sold at a public sale may be purchased after the <br />sale by paying the appraised value of the parcel. Land not sold to adjacent property <br />owners will only be available for the adjacent owner. Prices cannot be changed unless <br />the parcel is reappraised, advertised and again offered at public sale. <br />TERMS - Sale of $150.00 or less - Full payment at sale. <br />Sa a of S151.00 to Sl,00.00 - 20% down or S150.00, whichever is more, <br />balance in five 5 annual installments. <br />Sale of S1,501.00 or more - 20% down, except 10% on all parcels containing <br />structures, a ante in ten (10) annual installments. <br />The interest rate on the unpaid purchase price is a variable rate as per M.S. 549.09. <br />Approximately 30 days before installments are due, a billing will be mailed to indicate <br />the amount of the installed and accrued interest which is due. Any or all installments <br />may be paid in advance. There will be a $10.00 state deed fee, due at the time of final <br />payment. <br />ASSUKANCE ACCOUNT - At the time of the sale of tax forfeited land, the Department of <br />Property Taxation collects in full an amount equal to 3% of the total sales price, to be <br />paid into the state tax forfeited land assurance fund. This amount is payable in addition <br />to the sales price. <br />CONDITIONS - Sales are subject to existing leases, to building restrictions appearing of <br />record at the time of forfeiture and to easements obtained by any governmental subdivision <br />or agency thereof for any public purpose. The appraised value does not represent a basis <br />for future taxes. Contact the city where the land is located for details of building codes <br />or zoning laws. ALL PROPERTY IS SOLD "AS IS" AND MAY NOT CONFORM TO LOCAL BUILDING AND <br />Z014ING ORDINANCES. THE COUNTY MAKES NO WARRANTY THAT THE LAND IS "BUILDABLE". ALL SALES <br />ARE FINAL, AND NO REFUNDS OR EXCHANGES ARE PERMITTED. <br />If a parcel had cancelled special assessments, as indicated on the publication list, the <br />special assessments may be reassessed by the municipality to the extent that the balance <br />of the assessments exceeds the purchase, less administrative costs. Local improvements <br />not yet assessed and special assessments levied after forfeiture must be assumed by the <br />purchaser. <br />TITLE - The purchaser will receive a certificate of sale at the time of purchase. The <br />Commissioner of Revenue will issue a deed from the State of Minnesota after full payment <br />is made.
