RESOLUTION NO. 889 <br />A RESOLUTION APPROVING THE PRELIMINARY SUBDIVISION OF <br />• ROGER FAZENDIN <br />2700 SIXTH AVENUE NORTH <br />WHEREAS, the City of Orono is a municipal corporation organized <br />and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City bf Orono has adopted <br />subdivision regulations for the orderly, economic and safe development <br />of land within the City; and <br />WHEREAS, the Planning Commission has reviewed this subdivision <br />application for conformity with the zoning regulations and the <br />comprehensive guide plan, has held a public hearing and has made <br />recommendations.to the City Council; <br />NOW, THEREFORE, BE IT RESOLVED, that based upon all of the information <br />presented by the applicant, reports by the City staff, consultants and <br />Planning Commission, and the record of the public hearing held <br />February 27, 1978, the -City Council of the City of Orono, after due <br />consideration, hereby approves the preliminary subdivision for <br />Roger Fazendin with the following requirements, changes and conditions: <br />1. The final subdivision may be submitted in the form of a certificate- <br />of <br />ertificate-of survey for metes and bounds division and need not be submitted <br />in the form of record plat drawings provided --both parcels exceed <br />5.00 •acres- and 300 ft. lot width. <br />2. The certificate of survey, Exhibit A, must be revised to show the <br />following requirements: <br />3. The applicant shall indicate the proposed access locations from each <br />parcel to CSAH 6 and shall provide proof of approval of said access <br />by the Hennepin County Public Works Department. <br />4. The applicant shall execute a quit claim deed to Hennepin County <br />dedicating a 50.0 ft. right -of --way (10.0 ft. more than existing) <br />for CSAH 6. <br />5. The applicant shall execute an access easement.to Hennepin County <br />for a 40 ft. by 150 ft. area in the southwest corner of the property <br />for.future extention of Old Crystal Bay Road north of CSAH 6. <br />6. The applicant shall execute an open space and flowage conservation <br />• easement over the wetlands on Lot 1. <br />7. The applicant shall execute drainage and utilities easements 10 ft. <br />wide along all lot lines. <br />
