4. The applicant has owned the property since before the current zoning went <br />into effect. <br />5. The property has been assessed for sewer. <br />6. The propoerty has been assessed for water and was assessed a separate <br />water unit for each lot. <br />7. The lot area is consistent with many other properties in the neighborhood <br />and is equivalent to or larger than 11 of 25 lots in the neighborhood. <br />Conditions of approval should include: <br />1. Granting a variance to the setbacks for the existing house on <br />Lot 22. <br />2. No other performance standard setbacks allowed for either lot i.e. both <br />must meet all hardcover and setback requirements. <br />3. Payment of park fee for new lot in the amount of $4�0. <br />4. $225 sewer plant charge to be paid with building permit along with <br />standard SAC charges, etc. <br />5. Applicants to bear the expense of bringing sewer and water to the property <br />if no stubs exist. <br />6. Maximum hardcover of Lot 21 to be 2,280 sf including roofs, decks, <br />driveways, etc. <br />Staff will draft a resolution reflecting your decision for action on the January <br />14, 1985, Council meeting. <br />
