City of ORONO <br />RFSOLUTION OF THE CITY COUNCIL <br />NO. <br />1. As of January 1, 1975, the property has been zoned LR-1B, <br />Lakeshore Residential Zoning District, requiring a minimum <br />of 1 acre in area and 140 feet rinimum width. Based on the <br />zoning district's required performance standards, the proposed <br />use of the property as a residential or buildable lot would <br />require the following variances: <br />a) Lot Area <br />required = <br />1 acre or <br />43,560 sf <br />existing = <br />10,761.92 <br />sf or 25% <br />variance = <br />32,798.08 <br />sf or i5'6 <br />b) Lot width <br />required = <br />140 feet <br />existing = <br />125 feet <br />variance = <br />15' or 10% <br />2. Prior to 1975, the property was z n%d R-1C, effectivE sinc4:- <br />September 14, 1967, a residential one requiring a minimum <br />of 1 acre in area and 140 feet min,mur, width. <br />3. <br />Per <br />the assessment polity of <br />'he 73-1 sewer district, <br />and <br />the <br />performance standards of <br />�-he R-IC district Lots 7 <br />and <br />8 were <br />each assessed a 1/1 unit. <br />Five other vacant, sub- <br />standard <br />lots within Block 2 of the <br />Minnetonka Summit Park plat <br />were <br />also <br />assessed a 1/4 unit each. <br />4. From 1965 thr^ugh 1974 Premier Realty was the fea owner of <br />the property. P. cabin or residence constructed sometime in <br />the early 1900's was rented up to the mid 1960'S. <br />5. In 1974, Home Federal Savings and Loan foreclosed on the <br />mortgage and the real estate taxes remained unpaid on the <br />property. The residential structure fell into disrepair and as a <br />result of a hazardous building action commenced by the C;tv i�- <br />1976, the structure was razed in that same year. <br />6. In 1977, Home Federal Savings and Loan filed a lot area and <br />lot width variance application with the City to construct " new <br />residence on the site.
