Subd. 2. The subdivider shall be required to f i le a <br />warranty bond with the City, prior to the issuance of the <br />certificate of satisfactory completion, in an amount considered <br />adequate by the City Engineer and in a form satisfactory to the <br />City Attorney in order to insure the saLisfactory condition of the <br />required public and/or private improvements, including all lot <br />improvements on the individual subdivided lots for a period of one <br />year after the date of the issuance of the certificate of <br />satisfactory completion. <br />SEC. 1.1.15. DEFERRAL OF REQUIRED PUBLIC OR PRIVATE <br />IMPROVEMENTS. <br />Subd. 1. The City may defer at the time of the approval <br />of the Final Subdivision, subject to appropriate conditions, the <br />installation of any or all such public or private improvements as, <br />in its judgment, are not requisite in the interest of the public <br />health, safety and general welfare, or which are inappropriate <br />because of the inadequacy or lack of connecting public or private <br />improvements. <br />Subd. 2. whenever it is deemed necessary by the City tr• <br />defer the construction of any public or private improvements <br />required herein because of incompatLble grades, future planning, <br />inadequate or lack of connecting public or private improvements, or <br />for other reasons, the subdivider shall pay his estimated share of <br />the cost of the future improvements to the City prior to the <br />signing of the Final Subdivision, or the subdivider may pest a bond <br />insuring completion of said improvements upon demand of the City. <br />SEC. 11.16. ISSUANCE OF BUILDING PERMITS AND CERTIFICATES OF <br />OCCUPANCY. <br />Subd. 1. When public and/or private improvements are <br />required for a subdivision, building permits and certificates of <br />occupancy may be issued only subject to the approval of the Co.)rcil <br />and shall be provided for in the subdivider's agreement. <br />Subd. 2. Building permits will not be issued to any lot <br />which lot has access only onto proposed public or private street <br />unless such street has been improved to the point so that it is <br />adequate for vehicular access by the prospective occupant, by <br />Police and Fire Department and emergency vehicles. <br />Subd. 3. In no case will a certificate of occupancy be <br />issued to any building on any lot in the subdivision, which lot has <br />I <br />ccess only on a new public or private street until a certificate <br />I <br />f satisfactory completion has been issued for that public or <br />private street. <br />ORONO CC 4')1 (4-- -H4 <br />
