City of ORONO COUNCIL MEETING <br />RESOLUTION OF THE CITY COUNCIL r1ov ~ r , �~ <br />NO. <br />CITY OF ORONO <br />A RESOLUTION APPROVING THE PLAT OF' <br />COUNTRYSIDE MANOR 2ND ADDITION <br />WHEREAS, the City of Orono is a municipal corporation <br />organized and E-Yisting under the lams of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe <br />development of land within the City; and <br />WHEREAS, the City Council has considered the application for <br />a subdivision plat by Lake Minnetonka Homes Incorporated;A Minnesota <br />Corporation, the subdivider; and <br />WHEREAS, the subdivision has been found to meet all standards <br />of the RR-lB zoning district finding that each lot is of a size and <br />configuration that will allow its use as a single family residence to be <br />fully developed without the need of any variances; and <br />WHEREAS, Outlot A is not platted as part of this scheme but is <br />intended for future development. The lots as shown in this second <br />stage of the Countryside plat have been designated so as to assure <br />future lots within Outlot A Access by interior plat roads. <br />WHEREAS, the subdivider has completed all requirements of <br />the platting regulations of the City, including: <br />1. Dedication of drainage and utility easements. <br />2. Creation of a new private road shown on the plat and to be <br />known henceforth as Manor Circle. <br />3. The subdivider has dedicated to the City a road and utility <br />easement granting to the City access, improvement and <br />utility rights over that portion of the temporary cul de sac <br />not included in the dedicated right of way of Countryside <br />Drive. <br />4. All five lots created by the current plat, Countryside Manor <br />2nd Addition, will be subject to the same restrictive <br />covenants filed against Outlot A, Countryside Manor that <br />advises all future benefitting property owners of their <br />share in the responsibility of the maintenance and repair of <br />Countryside Drive until that time in the future when the <br />subject road is a through road connected to Old Crystal Bay <br />Road South. The covenents further advise that at the time of <br />the City's acceptance of Countryside Drive that it will be <br />the henefitt.irq property owner's responsibility to bring <br />th:lt road up to current City standards. <br />P, nF 1 oS ? <br />
