THE SITE IS LOCATED 15 141LES FROM DO►-91TOWtJ PIINNEAPOLIS VIA U.S. <br />HIGHWAY 12, COUNTY ROADS 15 AND 51. <br />SCHEDULED BUS SERVICE OCCURS BETWEEN DOWNTOWN MItJ'IEAPOLIS AND THE <br />SITE BY WAY OF ROUTE 51, MOUND - WAYZATA. THIS BUS SERVICE DIRECTLY <br />TIES THE NOERENBERG SITE TO DOWNTOWN MINt4EAPOLIS. THE BUS FARE FROM <br />DOWNTOWN MINNEAPOLIS TO THE NOERENBERG SITE IS CURRENTLY FIFTY CENTS <br />(ZONE 1 TO ZONE 3). <br />WITH THIS RELATIONSHIP TO THE TRANSPORTATION SYSTEM, THE SITE IS REASOr�ABLY <br />ACCESSIBLE TO ALL SEGMENTS OF THE METROPOLITAN AREA POPULATION. <br />SITE CHARACTERISTICS <br />TO UNDERSTAND THE SITE AND THE SPECIFIC ELEMENTS OF THE CONCEPT, AN INVEN- <br />TORY Ai:D ANALYSIS OF THE SITE WAS COMPLETED. SITE STUDIES INCLUDED THE <br />FOLLOWING AND CORRESPONDING TO THE ATTACHED MAPS AND/OR PLATES: <br />EXISTING CULTURAL FEATURES <br />EXISTING DEVELOPED FEATURES WITHIN THE SITE SUCH AS ROADS, BUILDINGS, <br />UTILITIES, ETC. WERE IDENTIFIED. UTILITIES WITHIN THE RIGHT-OF-WAY <br />OF COUNTY ROAD 51 ARE ELECTRICAL, TELEPHONE AND SANITARY SEWER. <br />2. TOPOGRAPHY <br />DEGREES OF SLOPE GRADIENT FROM 0% - 5%, 5% - 10% AND SLOPES GREATER <br />THAN 10% WERE IDENTIFIED, BASED ON A CONTOUR INTERVAL OF TWO FEET. <br />SLOPES OF 00 - 5% ARE CONSIDERED TO HAVE SLIGHT LIMITATIONS FOR DEVELOP- <br />MENT OF STRUCTURES AND OTHER PUBLIC USE FACILITIES; 50- - 10% HAVE <br />MODERATE LIMITATIONS; AND SLOPES GREATER THAN 10% ARE CONSIDERED TO <br />HAVE HIGH EROSION POTENTIAL AND ARE CONSIDERED AS UVDEVELOPABLE. THE <br />MOST PRONOUNCED TOPOGRAPHIC FEATURES ON THE SITE ARE THE HILL IN THE <br />CENTRAL PART OF THE GARDEN, THE HILL OVERLOOKING THE LAKE IN THE EAST <br />PART OF THE GARDEIJ, AND THE PENNINSULA EXTENDING INTO THE LAKE IN THE <br />SAIJCTUARY . <br />SO I LS <br />VARIOUS SOILS WITHIN THE SITE WFRE IDENTIFIED ANC CLASSIFIED ACCORDING <br />TO THEIR RELATIVE SUITABILITY FOR DEVELOPMENT OF SUPPORT FACILITIES <br />SUCH AS ROADS, PARKING AND BUILDINGS. <br />4. EXISTING VEGETATION PATTERNS <br />OVERSTORY VEGETATION WITHIN THE SITE WAS CATALOGED. TWO HUNDRED AND <br />TWENTY DECIDUOUS TREES OF 17 SPECIES, AND 145 CONIFEROUS TREES OF 9 <br />SPECIES WERE LOCATED WITHIN THE 16 ACRE GARDEN SITE. THE MOST ABUNDANT <br />DECIDUOUS TREE IS AMERICAN ELM (52), AND CONIFER IS SCOTCH PltJE (48). <br />ELM REPRESENTS ONLY 24% OF THE DECIDUOUS TREES AND 14% OVERALL. THIS <br />M£AIJS THAT THE GARDEN'S EXISTING CHARACTER CAN BE MAINTAINED AND WILL <br />NOT BE DESTROYED AS TREES ARE LOST TO DUTCH ELM DISEASE. <br />
