The City of Orono has never approved lot standard <br />variances with subdivisicans that create new boiIdirig site . <br />I.. 1tic conditions upon which the regoest for o variance to <br />the normal procedural review are based are not unique to the <br />property and appear to apply generally to other property in <br />the area in consideration of the following facts: <br />a) between the Hendrict•:son bridge and Coffee Bridge <br />within the LR-IC zoning district the following facts <br />are noted: <br />1. there are _31 lal-eshore residences fronting on <br />Crystal bay, <br />2. 16 of 311 have been legally combined, <br />the average lot size of these 16 lots is .54 <br />acres, <br />4. none of these 1h lots if divided would meet <br />the zoning standards of the district, <br />5. 13 of the 1 arc• b3(i wide or less, <br />6. none of the 71 cauld be split and still meet <br />the minimum 100 lot width standard for each lot., <br />b) A preliminary review of the ownership patterns of <br />the LR-1C district (not including the Navarre area) <br />shows 16% or 43 properties offer the potential of <br />divisions if City approves: si mi 1 er reyuc-At ,. <br />4.
