Mabusth, Zoning Administrator <br />DATE: February 2, 1983 <br />SUBJECT: #723 Ski Tonka, Inc. - 4520 Bayside Road - Preliminary Subdivision <br />Zoning District - RR-lA <br />Area - 37.3 acres (wetlands = 8.6, dry = 28.7) <br />Application - Subdivision - plat 3 lots <br />Planning Commission Action - Public Hearing - recommendation of preliminary <br />approval or denial. <br />I <br />Exhibits: <br />A. Revised Preliminary Plan <br />Hennepin County has reviewed the proposed plat locating safe separate <br />accesses for each of the newly created lots. Lot 3's access must be <br />located as far east as possible and lot 2's access must be as far west. <br />The county recommends using the existing field access. Lot access <br />is already established and should not change bocause of the platting. <br />Staff finds their request for an additional 7' of ricnt,.f-way inconsis- <br />tent with previous requests. In recent plats such as Bayside Beach and <br />the Popov addition, the C.-)unty asked for 33' from the renter line not 40'. <br />I have notified the Highway Department that we find the rccuest incon- <br />sistent, and unless they cai support this request with findings that <br />deal with hazards to the piblic health, safety and welfare, we must <br />recommend denying th,2 additiunal right-of-way. <br />The DNR has been contacted concerniicl tho proposed plat but staff has <br />heard nothing. <br />A park fec will be sought f.oi lots 2 and 3 at $100.00 each for a total <br />fee of 5200.90. <br />Staff recommends approval of the 3 lot r;lat application of Ski-Tonka Inc. <br />finding all standards of the RR-lA Zoninq District have been satisfied and <br />t:;•3t all existing structures meet the requ i rod setbacks from o l l newly <br />created lot lines. This approval is subject tlo the following conditions: <br />1 . Applicant execuLV a f i caw-i,r, � cons(..-rvat. ion easement <br />over the dt...-;ignated wet_lanri:; area. <br />
