Three additional <br />dwelling units potentially could be <br />developed on other lots in the <br />neighborhood. The resultant addi- <br />tional traffic on Oak Street just <br />west of County Highway 135 would be <br />20 to 30 vehicles, depending on <br />whether a future home on lots 1, 2, <br />15, and 16 of block 1 would gain <br />access t- Park Avenue or County <br />Highway 135. The intersection of <br />Oak Street and County Highway 135 <br />has ample capacity to accommodate <br />the volume increase associated with <br />the Fisk home and the other poten- <br />tial homes. The intersection pre- <br />sent)y operates at level of service <br />A, the best quality of traffic <br />operation, and will continue to <br />provide this level of service after <br />development of the Fisk property <br />and other potential homes. <br />Ability of Oak Street <br />It is understood that the home <br />in '1ront of home to <br />would have its driveway to Oak <br />safely accommodate the <br />Street, near the west property <br />projected traffic. <br />line. Seven existing homes are <br />served by this portion of O-k <br />Street, with the associated traffic <br />being about 70 vehicles per day. <br />Given this limited volume and the <br />given the effective sight distance <br />at the driveway location, it is <br />concluded that the proposed dri- <br />veway would cause no adverse <br />effects on existing traffic on that <br />portion of Oak Street. <br />With an existing volume of 490 vehicles per day on County <br />Highway 135, the total existing daily volume through the <br />intersection is 545 vehicles and would increase to 555 <br />vehicles with your home. <br />
