Planning Commission Recomendation <br />To approve the three lot subdivision applications of Willow <br />Properties finding all standards of the RR-1B x--ning district and <br />platting code have been satisfied. The property has been <br />assessed sewer units. Sewer is available for newly created Lot <br />1. ,e City approves a new connection to the Municipal Sewer <br />Systeil, for Lot 1. Approval is subject to the followi-i <br />conditions: <br />1. Dedication of right-of-way for U.S. Highway 12, Old <br />Crystal Say Road and Willow Drive. <br />2. City to acquire underlying road and utility easuements <br />over outlot A. <br />3. Payment of park fee for Lot I at $20t... 00. Park fees for <br />lot 2 and Outlot B are not -iived but postponed for future <br />development. <br />4. Plat road to '^e constructed per City specifications up <br />to Library's private drive. <br />ff 'Jetlands within Lot 2 and Outlot P to be designated in <br />4. .,rt. -31attings. There are no designated wetland-_ -+ithin <br />Lot 1. <br />6. Applicant to determine how 3 sewer units are to be <br />divided or credited to 3 newly created parcels.
