the customary conservation and flowage easement over the <br />drainageway. The Planning Commission granted unanimous approval <br />of the 2 lot plat application of JoAnn Grimes finding all <br />standards of the Orono On -Site Septic Disposal Code and RR-iB <br />Zoning District have been satisfied. Approval of this <br />subdivision is subject to the following conditions: <br />1. Final plat must reflect the followings <br />a) 33' wide easement along the south property line for <br />a distance of 388.14' to be designated as outlot. <br />b) Shared lot line must be realigned so that area of <br />Parcel B consists of 2 acres of dry contiguous land <br />exclusive of road outlot and drainageway that <br />intersects on the east. <br />2. Underlying road and utilities easement over road outlot <br />granted to City. <br />3. Conservation and flowage easement over drainageway <br />granted to City. <br />4. Payment of Park Fee of 3200.4C for newly created lot. <br />5. City grants a setback variance of 25 feet for the <br />drainfield that will ser,.e the new residence based on the <br />following findings: <br />a) Un-site septic manager finds the test information <br />confirms the area will provide more than adequate soils <br />for treatment of effluent. <br />b) The creel: holds water only during heavy rainfalls <br />and remains dry the majority of the year. <br />2 <br />
