Gaffron, Assistant Zoning AdministQIW OF ORONO <br />Date: October 10, 1984 <br />Subject: #857, Jerry Nelson, 2565 Dunwoody Avenue <br />Variance <br />Zoning District - LR-1C <br />Application - Add a deck: - increase hardcover from 24% to 29% <br />in 75-256' zone. <br />List of Exhibits: <br />Exhibit A - Application <br />Exhibit B - Plat Map <br />E>'hibit G - Property Owners List <br />Exhibit P. - Survey <br />Exhibit E - Hardcover Calculations <br />Exhibit F - Deck Plans <br />Exhibit G - Planning Commission Minutes 9-17-84 <br />Applicant is requesting to build a deck on the lake side of <br />his house. The closest point will be 88' from the lake. The <br />existing hardcover is about 24.5% in the 75'-25(_')' zone; the deck <br />would increase this to 29%. In the 2.50'-500' zone, only 7% <br />hardcover exists. Applicant wishes you to consider this in <br />reviewing the application. <br />The average setback line between the adjacent houses would <br />run through the middle of the applicant's house. However, for <br />all practical purposes, topography, elevations and e::isting vege- <br />tation wokild tend to nullify any effect this addition might have <br />on the neighbor's views of the lal::e. <br />Staff would recommend approval of the application, noting <br />that all setbacks are beinq met and the overall hardcover on the <br />entire property is 8,884 s.f. where 10,740 s.f. would be allowed <br />at maximum development. (Similar "credit" to that given the <br />Pluhm application.) <br />Planning Commission at their September 17, 1984 meeting <br />recommend&d approval of the hardcover variance based on the <br />findings that all setbacks would be met and that the overall <br />hardcover on the property is substantially less than that which <br />would be allowed at maximum development. <br />A resolution is attached. <br />
