February 20, 1991 <br />Brent Johnson <br />4465 Bayside Road <br />Maple Plain, MN 55359 <br />RE: Rental Apartment <br />Dear Mr. Johnson: <br />CITY of ORONO <br />Post Office Box 66 • Crystal Bay, Minnesota 55323 • Municipal Offices <br />On the North Shore of Lake Minnetonka <br />It has come to the attention of this department by way of your <br />newspaper ad that you have a 750 square foot studio apartment for <br />rent. This letter is to inform you that your home is located in <br />a single family, rural residential zoning district and that <br />creating a rental unit is a violation of the Orono Municipal <br />Zoning Code. <br />I would also like to point out that the septic system on this <br />property is minimal and because of its age, it has a good chance <br />of failing at a normal rate of water usage. Extra usage is <br />certain to have a detrimental effect. If this apartment is in a <br />basement, state law requires escape windows from bedrooms. These <br />windows are required to be 5.7 square feet minimum opening with <br />a maximum sill height of 44 inches. <br />Therefore, the City must require you to abandon your plan to rent <br />this space.
