DISCLOSURES <br />1. Government Fees and Taxes are not included in this Closing Invoice. <br />2. This invoice is not a comprehensive list of fees and may be subject to change based on many factors <br />including but not limited to Purchase Agreement terms, fees charged by third party vendors, sale price or <br />loan amount changes, written instructions, closing requirements, transaction complexity and insuring <br />requirements, products and services requested, and new rate filings. Some or all of the fees may have <br />been previously disclosed to the borrower(s) on a Good Faith Estimate (GFE) provided by the lender. <br />3. The following services are not included in the Closing Service Fees and will be collected at closing when <br />applicable: <br />$25.00 processing fee for each document not identified as required within Schedule B-1 of the title <br />commitment <br />$25.00 processing fee for each borrower/buyer or seller requested transfer of funds, documentation or <br />packages <br />$50.00 pre-sign and or power of attorney fee from any party not executing the closing documents in the <br />presence of a Burnet Title representative (includes courier fee, if any) <br />$150.00 escrow fee for holding funds for any lender conditions to be met after the closing and the <br />monitoring of the same <br />$250.00 escrow fee for holding funds for any buyer/seller conditions to be met after the closing and the <br />monitoring of the same. . <br />$200.00 Proceeding Subsequent Monitoring Service Fee when a Proceeding Subsequent to Initial <br />Registration is required to issue a new Certificate of Title to the holder of the Certificate of Sale <br />4. Burnet Title charges an additional $175.00 Closing Service Fee on any subordinate loan or financing <br />closed in conjunction with closing another insured loan. this fee may have been previously disclosed to <br />the borrower(s) on a Good Faith Estimate {GFE) provided by the lender. <br />5. Title Service Fees set by Burnet Title are standard, fixed fees that may include costs for various third party <br />vendors' information and services that Burnet Title purchases and then evaluates and/or supplements. <br />Unless the third party has been hired by another party to the transaction, all of the costs associated with <br />the third party vendors that Burnet Title uses are paid by Burnet Title, regardless whether or not the <br />transaction closes. Burnet Title's fees are set to cover all costs, including third party vendor costs <br />associated with transactions that close and those that fail to close. <br />6. Burnet Title retains a portion of each policy premium paid and remits the remaining balance to First <br />American Title Insurance Company. <br />7. The following notification is required by MN STAT.507.45 SUBD 3A: Burnet Title LLC d/b/a Burnet Title <br />and d/b/a Burnet Title of Wisconsin and d/b/a TRG Commercial and d/b/a Title Resource Group <br />Commercial and its employee(s) may be acting as closing agent and/or title insuring agent in your <br />transaction, and under applicable state law, have not and may not express any opinion regarding <br />the legal effects of the closing documents or of the closing itself. <br />Burnet Title LLC is part of the Realogy Group LLC family of companies and is an affiliate of Coldwell <br />Banker Burnet, PHH Home Loans, Title Resources Guaranty Company, NRT LLC, NRT Insurance <br />Agency, Inc., NRT Relocation LLC, Cartus Corporation, Cartus Financial Corporation, Cartus Asset <br />Recovery Corporation, National Coordination Alliance, LLC d/b/a Gateway Settlement Services, St Joe <br />Title Services LLC d/b/a Short Trac and TRG Settlement Services, LLP.
