Mabusth, Zoning Administrator <br />DATE: January 19, 1983 <br />SUBJECT: #715 - Metes & Bounds Subdivision of Riparian Lot - <br />Planning Commission Recommendations <br />To recommend approval of the metes and bounds division of Victor <br />Norton creating two independent riparian uutlots for the sole purpose <br />of riparian use based on the following findings: <br />1. Each lot has sufficient depth to permit safe use. <br />2. Each lot has sufficient shoreline to permit the construction of <br />a residential dock per standards of current zoning district LR-lA, <br />Lake Minnetonka Conservation District and Department of Natural <br />Resources. <br />3. The newly created riparian outlot will be 66' from the future <br />owner's homestead lot. <br />4. There is navigable access to the newly created outlot. <br />Such approval iG subject to the following conditions: <br />1. No ne4 )ry structure/sheds shall be constructed on newly <br />createa rarcel B anu Parcel A uxcept for a residential dock and <br />lock box. <br />2. Upon approval of the division, Balgaard and Norton shall file <br />special lot combinations with the City. <br />3. Parcel B may not be subdivided in the future. Parcel A according <br />to current zoning standards and the criteria determined for <br />this review may be divided again to create another riparian <br />outlot and this condition must be filed against the chain of <br />title for both property owners. <br />4. The proposed use of these riparian outlots shall be subject to <br />the pertinent standards of the Lake Minnetonka Conservation District, <br />Minnehaha Creek Watershed District, and the Department of Natural <br />Resources. <br />
