Each lot has suffizien, shorel":e to permit the <br />ccnstruction of a residential per standards <br />of current zoning district LR Lake Minnetonka <br />c:o:Isarvation District and Depa �..:wnt of Natural <br />Resources. <br />2. La•-h lot has suf iciiant d_pth :.o =:':ni = safe use. <br />3. The newly created riparian outlot will ba 66' <br />from the future owner's homestead lot. <br />4. There is navigable access to the newly created <br />outlot. <br />Such approval is subject to the foll�:•:ing conditions: <br />1. No paw accessory structure/sheds shall be <br />constructed ^,i newly created Parcel B and Parcel A <br />except for a residential dock and lock box. <br />2. 'Jp:,n approval of the division, Balgaard and ?Norton <br />shall file spacial lot combinations with the City. <br />3. Parcel B may not be subdivided in the future. <br />Parcel A according to current zoning standards and <br />the criteria determined for this review may be <br />divided again to create another riparian outlot <br />and this condition must be filed against the chain <br />of title for both property owners. <br />4. The proposed use of these riparian outlots shall <br />be subject to the pertinent standards of the Lake <br />Minnetonka Conservation District, Minnehaha Creek <br />Watershed District, and the Department of Natural <br />kesources. <br />5. Thy- Planning Commission once again states for the <br />public record the City's position on dredging to <br />provide navigable access to a property.
