It preserves the natural character of the lot, avoids overbuilding, and fits <br />harmoniously within the neighborhood. <br />Practical Difficulty Summary <br />- The property’s long, narrow shape and steep grade make it impractical to meet hardcover limits <br />without eliminating essential driveway and access areas. <br />- The existing hardcover condition originated in 1952, long before current code, and was not created by <br />us. <br />- The new design improves setbacks and reduces nonconformities, showing a good-faith effort toward <br />compliance. <br />- The variance will not alter the essential character of the neighborhood or negatively affect public <br />health or safety. <br />- The request is not based on economic gain, but on maintaining reasonable, continued use of our <br />long-established family property. <br />We believe this proposal meets the intent of the zoning code and represents a responsible, balanced <br />approach to the lot’s unique characteristics.
